How much does an underground garage cost?

An underground garage costs what its site, size and specification demand, so no single figure fits every house. The budget is set mainly by the number of cars, the depth and the ground, the car lift, and the planning route.

This guide explains each cost driver in plain terms. BELOW does not publish prices, because a figure without a site is a guess. Every gallery is costed individually, in a feasibility study that follows a private consultation.

Size and the number of cars

The floor area follows the collection. Each car needs a bay, room to open its doors and a clear aisle to drive forward. Display space, a workshop, a lounge or a turntable all add area.

More area means more digging, more structure and more finish. It is the first figure we agree with a client, because every other figure follows from it.

Depth, ground and groundwater

Every extra metre of depth means more soil to remove and a stronger structure to hold the ground back. Clay, gravel and made ground each behave differently, so a site investigation comes before any price.

Groundwater is the costly variable. Where the water table is high, the dig must be kept dry while it is open and the finished box sealed for good. Miami-Dade County notes a short distance to the groundwater table, and some existing underground garages there already sit below it. In Dubai, any dewatering well needs a Dubai Municipality licence under Law No. 15 of 2008.

Planning rules can add depth too. Westminster's basement policy asks for at least 1m of soil plus a 200mm drainage layer over a basement under a garden.

Structure and waterproofing

The structure holds back the ground and protects the neighbours' foundations. The engineers choose the retaining method to suit the soil, the water and the room to work.

Waterproofing is designed in layers, so one failure does not flood the gallery. A dry, sealed room costs more than a store, and it should. The cars are the reason it exists.

The car lift

A drive-through platform lift costs more than a simple stacker. A lift inside a garden pavilion costs more again once the building around it is counted. Our residential car lift guide explains the options.

The lift is chosen for travel, load, platform size and service support. Each of those choices changes the budget, so we compare options at feasibility.

Access and the second route out

Every BELOW gallery is planned with an independent second route out, normally a drive-out ramp. A ramp takes length and excavation, so it shapes both the plan and the budget.

Site access matters as well. A narrow London street limits the size of rigs and lorries, which affects method and programme. Westminster ties its exception for larger basements to sites with good construction access.

Climate control, ventilation and fire

A sealed room below ground needs mechanical ventilation, humidity control and a fire strategy. Insurers set the bar here.

Chubb's guidance for collectors asks for an enclosed, secure space, upgraded wiring, minimal combustibles and fire detection linked to a central alarm station. Each of those is a line in the budget. Our car vault guide covers them in detail.

Finish and display

Finish has the widest range of any driver. A plain, well-lit garage is one thing. A gallery with display lighting, a turntable, a stone floor, a lounge and a bar is another.

Super-prime homes already market these features. One Hampstead house was marketed with a basement showroom with showroom lighting. Another was marketed on a six-car basement garage with a car turntable.

Planning, professional fees and programme

Before any digging, the project needs design, engineering and planning work. Architects, structural and geotechnical engineers and a planning consultant prepare the application. Neighbour matters such as party walls add time and fees. The programme then depends on size, ground and planning, and a longer programme carries more site cost.

Why there is no price list

Two galleries for the same number of cars can differ widely in cost. One sits in dry ground under an open lawn with easy access. The other sits under a London garden near the water table, behind a narrow street.

A price list would mislead one of those clients. So we price each site at feasibility, with our engineers, once we have seen it. You receive a costed proposal and a programme before anything is committed.

How much does an underground garage cost?

What changes the cost of an underground garage the most?
Size, depth and the ground. The number of cars sets the area, while the soil and the groundwater set the structure, the waterproofing and the build method.
How is the cost of the car lift worked out?
It is costed with the rest of the gallery after a feasibility study. The lift type, the travel, the pavilion or lid and the structure around it all count.
Is a garage under the garden cheaper than one under the house?
Not necessarily. Most galleries sit under the garden or the driveway, but the cost still depends on depth, ground and access. The feasibility study compares the options for your site.
How long does an underground garage take to build?
It depends on size, ground conditions and planning. A feasibility study gives you a programme as well as a budget, before anything is committed.
